Project Planning

For clients who own property or are considering a property purchase but are unclear to what extent it may be developed, J. Hershey Architecture offers consultation services to analyze the applicable building and zoning codes. We look at allowable zoning including building types, building setback requirements, allowable site coverage and floor area ratios for new construction projects and building expansions. Our service includes a letter report that identifies the code requirements, existing conditions, allowable construction and potential issues. Schematic site plans may be provided to show the various options for the desired construction to help our clients visualize the potential of a property.

Government Presentations

Mr. Hershey has an excellent track record in assisting his clients to achieve zoning variances, special use permits and planned unit developments (PUDs). This service generally includes meeting with government officials, code analysis, preparation of various drawings and narratives and ultimately public presentations to the various Commissions and Boards. We highly recommend that our clients not attempt to perform this work on their own even on the smallest and seemingly straightforward variance such as a single family residence addition.
